Where does the money go?! How many times have we each exclaimed that about our personal finances? Perhaps you’ve wondered the same about the Association finances. What in the world happens to that $76 we all remit each month (or $912 per year)? In rough figures, it is spent as follows:

Last fiscal year, the reserves were utilized to complete phase one of the sprinkler system renovations project as well as various small landscape improvements. As you can see, our common areas dominate expenditures which is the reason for revamping and modernizing our sprinkler system.

 

In keeping with that theme, we are reviewing and renegotiating the contract for the completion of the sprinkler project with an eye to undertaking as soon as feasible. We will be signing a contract with a different company to handle the routine groundskeeping this year and we will let you know who it will be with in the next newsletter. The Board has signed a contract with Dean’s Sprinkler to handle the turn on and shut off as well as any repairs. The result will be a substantial saving in maintenance costs for the common areas. 

 

At the April meeting of the Board of Directors, The Board endorsed the concept of the community garden in the area formerly occupied by the tennis courts. While it cannot be prepared in time for planting this year, we will fund the excavation and necessary water delivery renovation. 

 

Tom Radow brought to our attention that elevated radon readings are/may be an issue in our homes. As his tested at unacceptable high levels, he has contracted with Radon Seal at a substantially discounted price which the company will extend to other homeowners in Arapahoe Estates. If you are concerned and wish to arrange for testing and/or a bid to treat your home, please contact Brett at 303-NO-RADON.

The next meeting of the Board of Directors will be Thursday, May 21 at the Salvation Army Church at 7 PM.
