Dear Arapahoe Estates Owners:

 

 

Even though it’s no longer planting season, plans for a community garden are progressing.  The committee exploring this option, headed by Therese Revitte, has drafted a mission statement, begun procuring estimates, tested the soil and most importantly begun applying for grants.  A letter of support from the Board will be posted on the web site within the next week or so.  If you have contacts for Therese, please email her at teever@aol.com.    

 

While we are always delighted to see homeowners improving their property, we would remind you that this is a covenant controlled community with firm architectural guidelines.  Even if you are undertaking a project with approved materials or construction similar to someone else’s project, you must submit a request to the Architectural Review Committee.  Non-compliance could result in a substantial fine.  If you expect the Board to protect our home values, then all of us must play by the rules.  The committee acts promptly and if there are any concerns, has always been able to work out a reasonable compromise.  Questions?  Please see the web site and/or contact LCM.  By the way, an expanded committee of homeowners is updating the guidelines and request form; look for those to be available early in 2009.

 

The Board has approved an emergency snow plowing contract with Dean Sprinkler Service.  A committee of 4 Board members must agree that the forecast meets certain criteria before a work order can be issued.  The goal is to keep the streets at least minimally passable and to clear the sidewalks abutting commons areas in the event of a serious storm.  If a storm is that bad, be sure to remove your car from the street! 

 

No one likes to be sending out violation notices, but LCM will do so if homes are not kept painted and in proper repair, yards are neglected, lights not taken down after the holiday season, trash cans left out in view etc. 

 

Please note: Effective with the November newsletter, the names of homeowners whose accounts are $200 or more delinquent will be published in this newsletter and on the Association web site, including the amount owed your association.  Once that dollar threshold is met, the account is turned over to legal counsel and is subject to legal action and is liable for those additional collection fees.  Therefore, please call LCM promptly should you find yourself in need of any short-term special payment arrangements.
