August 2008 Newsletter
Aug 19, 2008 --

By the time you read this newsletter, you'll probably have seen Dean's Sprinkler Service onsite.  The Board contracted with Dean's for a major retrofit of approximately 2/3 of our commons areas this year; the balance will be upgraded early spring 2009.  Expect significant improvement in the appearance within a matter of weeks after completion, accompanied by a similar reduction in water usage.

In conjunction with the service to the Association, Dean's will offer a discount to our homeowners: $58 rather than the standard $68 per hour.  Dean's can be reached at 303-781-8676 or visit the company web site: www.deansprinkler.com.

Due to budgetary restraints, only a few landscape projects can be tackled this year.  In addition to the Colorado entry already completed, repairs will be done to the culvert, enhancements made to the "mini park" on Euclid Avenue and to the Arapahoe entrance.  Please bear with us as we are seeking to stretch our dollars by obtaining additional bids or possibly having some of the work done off season.

Because there was significant favorable response to the community garden survey, Therese Revitte and a committee of interested participants will explore funding grants, layout, costs etc.  This project remains in the discussion stage.

Painting of the duplexes has been completed and those homeowners are now selecting roofing material/color for replacement roofs and are to come up with self-funding arrangements.

A reminder that vehicles (which include boats and RVs) cannot be stored on the street for more than 3 days.  This is a city ordinance and thus violations can be reported to the Arapahoe Sheriff at 303-795-4711.  You will remain anonymous.

If you are in need of a roof, Horn Bros. will guarantee their price through year end.

Owners whose property backs up to the Arapahoe fence have received notice to clear the easement of volunteer trees, dirt and debris.  If the clean-up is not completed in a timely manner, the Association will hire a service to do so and bill the owners for the job.  It is critical the easement be kept clean in order to protect the integrity of our fence.

The Board has received numerous complaints regarding the appearance of the vacant lot on Euclid Avenue.  This is being addressed.

Courtesy reminders:

  • Trees and bushes encroaching on the sidewalk should be trimmed/removed.
  • Please do not put garbage out before Sunday afternoon.
  • Garbage cans should not be visible from the street except on garbage day.

Last, several homeowners have noticed too many people driving way too fast on Euclid Avenue.  Please slow down!  We are working with law enforcement on traffic safety alternatives.  Again, please slow down.

Next Board meeting: Thursday, September 18 at 7:00 at the Salvation Army Church.
