Recognizing the value of frequent and open communication, this brief newsletter marks the beginning of regular updates from your Board. Please check your monthly statements as well as online at www.arapahoeestates.org. A list of Board members can be found online; we’re always glad to hear from you – by email, in person or at meetings.
Between the drought conditions, rising water cost, and our deteriorating sprinkler system (original to the property), we have not been able to keep our common areas in the condition we all would like. However, within the next few weeks, we will be signing a contract with Dean’s Sprinkler Service to retrofit approximately 2/3 of our system this year. The remainder will be undertaken in the spring as soon as funds permit. Please know that the focus will be on the most visible areas – i.e. those flanking residences. With the improved technology and repositioning and addition of sprinkler heads, we expect considerable improvement in appearance and a significant reduction in water consumption. You may have noticed the Colorado Blvd. entrance was cleaned and replanted with perennials. We’re presently securing bids to replace the railroad tie and rock retaining wall at the Arapahoe entrance. If you have a company you would recommend, please let Mindy Dunbar know at 720-489-1617.
Repainting of the duplexes is in process. Because all those units are in need of new roofs, those owners will meet Thursday, July 24 to discuss financing that and future projects.
We are looking at other landscaping ameliorations and repairs, although these may have to wait until next spring.
We’ve heard from a number of owners about the condition of certain yards/lots or exterior changes made without the approval of the Architectural Review Committee. LCM Property Management has sent letters addressing the various issues; we will stay on top of these until corrected. Feel free to notify LCM if you notice problems we may have overlooked.
All of you should have received a survey, sanctioned by your Board, regarding the installation of a community garden. If you haven’t yet responded, please do make your opinion known by July 27, whether you are for or against the concept. The form can be returned to Therese Revitte who has proposed this to the Board, or you can email her at teever@aol.com, email our manager at vbray@lcmpm.com or fax LCM at 303-991-1136. Approval of the restated and amended governing documents is nearly wrapped up. Board members have been going door to door to speak with those who have not returned their signature card. If you haven’t turned in your card or have lost track of it, we would certainly appreciate hearing from you. Please call LCM Property Management at 303-221-1117.
The next Board meeting will be Thursday, August 7 at 7 p.m. at the Salvation Army Church. All are welcome!
